5 Things to Do Before You Sell Your Home

The first seven to ten days on the market decide everything. Here are the five steps I walk every Southern California seller through before we list.

Do you ever walk into a home and just feel like it's going to sell fast? It's not luck. It's preparation. And most sellers, if I'm being honest, skip the steps that actually make them more money.

If you're even thinking about selling your home in Long Beach or anywhere in Southern California, the work starts long before the sign goes in the yard. The first seven to ten days on the market are when you either create momentum or spend weeks chasing it. Nobody wants to chase. 

Here are the five things I walk every seller through before we list.

1. Don't rush to list. Everyone wants to get the home on the market and get it done. I get it. But the homes that sit are usually the ones that skipped this part. Before you do anything else, walk through your home the way a buyer will, not emotionally, but critically. Walk in your front door, pause, and notice what hits you first. That's exactly what a buyer will notice, too. 

Once you can see your home with fresh eyes, you can start making the right decisions about what to fix, what to refresh, and what's already working.

2. Declutter more than you think you should. This is the part where people say, "But I still live here." And I get it, truly. The thing is, buyers aren't buying your life. They're trying to picture theirs in your home. We need to create space for that. Less furniture, clear counters, open rooms. You're not moving out yet. You're just starting to let go a little, so the next person can start imagining moving in.

3. Handle the small stuff you've been putting off. That loose handle, the chipped paint, the leaky faucet, the broken tile, the door that doesn't quite close right. Individually, those things seem minor. Together, they quietly tell a buyer what else hasn't been taken care of. In this market, buyers notice everything. 

4. Think about light. Southern California buyers love light, and they expect it. Open the curtains, clean the windows, and swap out any heavy or dated fixtures that are pulling the room down. A bright home feels bigger, cleaner, and more expensive. It just does. This one costs almost nothing and changes the whole feel of a home.

5. Get the right strategy in place before you list, not after. This one matters more than people realize. Pricing, timing, presentation. This is where the difference between just selling and actually maximizing the sale really happens. By the time a home has been sitting for a few weeks, strategy conversations get much harder. The smart move is to have those conversations early, while every decision is still in front of you.
