Many buyers think they either have to pay for an agent to represent them or they may get a better price on a home if they work directly with the listing agent. That is not generally the case.
A dedicated buyer’s agent will look out for your interests and what you want in a home, and they can sometimes find that perfect property off-market. The listing agent has a fiduciary responsibility to the seller and is looking out for their best interests, not yours. Usually, the seller pays for the buyer’s representation and services. The seller ultimately pays for the buyer’s fees and buyer’s agent fees, and the buyer pays for all of the loan fees and expenses.
A buyer-broker agreement is often signed so a percentage can be paid if a property is found off-market. This sets a standard minimum for that cost. For example, if the seller was only offering $1,000, then the buyer may need to have that compensation paid for. However, most of the time, that’s not the case, and sellers pay a reasonable fee.
