Relocating Tenants: What You Need To Know

The Tenant Protection Act, also known as AB 1482, was enacted during COVID-19 and brought significant changes to the rental landscape. This law includes specific requirements for notifying tenants and certain language that must be included in leases to exempt properties from being subject to the Tenant Protection Act. If these requirements aren’t met, it can add complexities to selling a property.

Owners of single-family homes and duplexes (where the owner resides in one unit) are generally exempt from statewide rent control, provided the property is owned by individuals or an LLC with only individual members. Corporations and REITs owning rental properties cannot take advantage of this exemption. This means that most single-family and duplex homeowners can benefit from these exemptions if they comply with the legal requirements.
